For parking operators and facility managers

Parking and facility maintenance software

When an exit barrier fails, cars queue and revenue stops. PieCMMS tracks every barrier, pay station, camera and controller across your sites, sets response deadlines by how critical each one is, and plans preventive maintenance by date or by usage, so busy sites get serviced before quiet ones.

Built for

  • Parking operators running several car parks
  • Malls, hospitals, airports and transport hubs
  • Facility management companies
  • Equipment suppliers with service contracts

What gets in the way

The problems PieCMMS is built to remove.

The same fault keeps coming back

Without a record per machine, a repeat failure on one barrier looks like bad luck across the site.

Urgent and cosmetic look the same

Every call is treated alike, so a stuck exit barrier waits behind a scratched pay station.

Busy sites wear out first

Calendar-only servicing under-serves the barrier that lifts a thousand times a day.

Contract costs are unclear

Nobody can show what each site or client contract costs to maintain.

What you get

Everything below is part of PieCMMS today.

A located asset register

Every piece of equipment with a tag, a serial and a place.

  • Sites with zones, levels and lanes, or any location structure you need
  • Barriers, pay stations, cameras, intercoms, printers, controllers and servers
  • Criticality, status, warranty and replacement cost per asset
  • Full service history and cost on each asset

Fault response deadlines and escalation

The right urgency for each fault, and a warning before it slips.

  • Service levels with their own response and resolution times
  • Deadlines from asset criticality and fault severity together
  • Escalation when a deadline is at risk or breached, in the app and on WhatsApp
  • Fault categories that set their own service level

QR fault reporting

A label on every machine that anyone on site can scan.

  • Site staff and visitors report a fault with photos, with no login
  • Reports go straight to triage with the site and asset already filled in
  • Replies to the reporter on WhatsApp
  • Printable label sheets per site

Preventive maintenance by date or usage

Service each machine on how much it is used.

  • Intervals by calendar, lift cycles, transactions or tickets issued
  • One schedule for a whole fleet of barriers across every site
  • Checklists with required steps and sign-off
  • Work orders raised automatically ahead of time

Field work orders

Technicians get what they need before they arrive.

  • Work orders on the phone with the asset’s history
  • Photos, comments, parts and labour on the job
  • Contractor hand-off with a WhatsApp summary
  • Sign-off on completion

Reliability and repair-or-replace

Know which equipment to fix and which to replace.

  • Failures, downtime and mean time between failures per asset
  • Cost per asset, per site and per contract
  • Lifetime maintenance spend against replacement cost
  • Alerts on meter thresholds and low spare parts

How it works

  1. 1

    Map your sites

Sites, zones and lanes, and the equipment at each.

  2. 2

    Set service levels

Response and resolution times by criticality and fault type.

  3. 3

    Label the equipment

Print QR labels so anyone can report a fault.

  4. 4

    Plan maintenance

Schedules by date or usage raise the work.

  5. 5

    Review

Reliability and cost per asset, site and contract.

Frequently asked questions

What counts as a parking asset?

Anything you maintain at a site: entry and exit barriers and their arms, pay stations, licence-plate and CCTV cameras, intercoms, printers, controllers and servers. Each has its own tag, serial number, criticality and position, and builds its own service history and cost.

How are fault response deadlines set?

By service levels you define, each with a response and a resolution time. A fault gets its level from its category or subject, or from the asset’s criticality combined with the fault’s severity, so a cosmetic fault on a critical barrier is not treated as an emergency.

Can the public report a faulty barrier or pay station?

Yes. Put a QR label on the equipment. Anyone who scans it can report a fault without logging in, and can leave a phone number to get updates on WhatsApp.

Can maintenance follow usage instead of the calendar?

Yes. Record lift cycles, transactions or tickets issued per asset, and schedule servicing by usage, by date, or by whichever comes first.

Does it work for other facility equipment?

Yes. The same asset register, deadlines, QR reporting and preventive maintenance work for building equipment such as generators, pumps, lifts and HVAC units.
